Kipcon was founded in 1986 by Mitchell H. Frumkin, PE, RS, CGP. Since its inception, the firm has constantly envisioned and embraced new ideas and technologies to add value to its clients and the industry. The firm has been instrumental over the years in not only leading the national effort in the development and recent updating of Community Associations Institute's National Reserve Study Standards, but also in the development of the Best Practices Paper on Transition. This paper is taught nationwide through the advanced level class, Managing Developing Communities by CAI. In the past year, with the evolution of more and more high rise condominiums, Mr. Frumkin has also been approved to teach the nationally provided class of CAI on High Rise Maintenance and Management.
In 2017, Kipcon introduced two new services for its clients: one related to transition and construction defects and the other related to the use of drone technology for inspections.
We have recognized that construction defect litigation is a problem for many communities. In many instances the cost of this type of litigation can be more than the cost of the repairs. In addition, the extent of the defects is often exaggerated and with proper communication with the builder can be dealt with in a non-confrontational way. In order to address this issue, Kipcon now offers mediation services related to these types of transition issues. We also provide peer reviews of transition reports to evaluate the claims in an objective manner with the goal being settlement, not litigation.
A new technology being offered by Kipcon is a full complement of drone inspection services. The use of drones for this type of application requires certified operators and the most advanced equipment. In order to provide these services, Kipcon has entered into a licensing agreement with a firm that specializes in this service and is a recognized expert in the field. These services not only allow for visual observations of hard to reach parts of all types of buildings but also provide thermal imaging technology to identify locations of water infiltration as well as heat loss.
