2022 State of the Industry Breakfast

Community Association’s Institute’s annual State of the Industry Breakfast has been postponed to February 15, 2022 due to the current Covid case surge. Please join us at Philadelphia’s Union League for this important educational event. 

This year’s event will focus on the tragic collapse of the Champlain Towers South condominium building in Florida, the emerging public policy response, and strategies on building inspections and maintenance to prevent a similar tragedy.

The following two sessions will be presented:

Condo Safety: CAI's Public Policy Response to Champlain Towers South 

Presenter: Dawn Bauman, CAE, Senior Vice President, Government & Public Affairs, Community Associations Institute

Condominium association residents and volunteer board members around the world understandably have questions about the safety of your own communities and are wonderi​ng how to protect building​s after the tragic collapse of Champlain Tower South in Surfside, FL.

During this session, CAI's Dawn Bauman will review public policy recommendations from CAI's Condo Safety Task Forces concerning the following critical components of building safety:

  • Building inspections and maintenance
  • Reserve study and funding plans
  • Insurance and risk management

Maintaining Property Values & Keeping Buildings Safe

Presenter: Mitch Frumkin, PE, RS, President, Kipcon Inc., and co-leader of CAI’s Working Group on Building Inspections and Maintenance

With the tragic condo building collapse in Surfside, Florida, owners and managers are looking at their buildings in a much more critical way. This presentation will talk about why, by taking into account life cycle costs, it is less costly to both keep a building safe as well as maintain its property value. This presentation is not just for high rises. The concepts covered in this program are critical for buildings of all types and sizes. 
 
The presentation will answer the following questions: 
 
  • What are the structural elements that hold a building together?
  • What is a building is designed for and what isn’t it designed for?
  • Why you shouldn’t think that funding your Reserve Study is the answer to all problems.
  • What are the various types of maintenance necessary for buildings?
  • What are periodic inspections and why are they needed?
  • What is life cycle costing and why it should be taken into account with everything you do?
The program will also review the various types of structural materials, identify the signs of deterioration and the affects they can have on a building's structural integrity.
